The Office Market Recovery in Spain: Signs of a New Cycle
June, 2025
After several years of subdued activity, Spain’s office market is showing clear signs of recovery. In 2024, the volume of office space contracted rose by 30% in Madrid and by 22% in Barcelona, according to Savills. The uptick is particularly significant given the backdrop of macroeconomic uncertainty and evolving workplace strategies. These figures point not only to a rebound in demand but also to a broader reconfiguration of how corporate occupiers are approaching their real estate needs.
Madrid has emerged as the leading market in this recovery phase. According to data from MVGM, the capital city accounted for nearly 60% of total office transactions nationwide in 2024. The demand has been especially strong in prime and consolidated business areas such as the CBD and decentralized zones with strong connectivity. This reflects a renewed appetite for quality spaces that support hybrid work models and ESG commitments, with many companies consolidating footprints in more efficient, sustainable buildings.
Barcelona has also experienced a notable rebound, with transaction volumes more than doubling in some submarkets compared to 2023. Areas such as 22@ and the city’s central districts are attracting tenants from a broad range of sectors, including tech, life sciences, and legal services. The relocation of companies to better-quality assets is driving an ongoing flight-to-quality, reinforcing the polarization between Grade A buildings and older, less flexible stock.
For investors, this new cycle presents compelling opportunities. Value-add strategies are regaining traction, particularly in repositioning projects and developments aligned with occupier demand for modern, energy-efficient spaces. Meanwhile, core assets in prime locations are attracting institutional interest due to stable yields and the improving macro backdrop. Capital markets are beginning to reflect this sentiment, with several transactions closed or in progress across Madrid and Barcelona since Q1 2024.
At CG Capital Europe, we continue to monitor these trends closely. Our team advises clients on acquisition, asset management, and repositioning strategies tailored to a fast-evolving market. We believe that the office sector, long considered at risk of obsolescence, is in fact entering a new phase of relevance—driven by selective demand, better buildings, and the need for resilient, flexible work environments.
