• The Living Sector in Spain: Converging Models, Expanding Opportunity

    July, 2025

The residential real estate market in Spain is undergoing a profound transformation. What was once a fragmented set of niche segments—Build-to-Rent (BTR), senior living, student housing, and coliving—is now converging under the broader umbrella of the Living sector, attracting unprecedented levels of institutional capital and redefining the future of housing.

In recent years, Living has emerged as the most dynamic vertical in real estate investment across Europe. In Spain, the trend is accelerating. According to CBRE and JLL, this sector already captured more than half of total residential investment in 2024, with forecasts pointing to record-breaking volumes in 2025. The appeal lies in the diversity of target audiences, the operational nature of the assets, and their resilience across economic cycles.

At the core of this shift is a new understanding of housing as a service. Each sub-segment—BTR for young professionals and families, senior living for ageing populations, coliving for digital nomads and students—responds to evolving demographic, economic, and social preferences. What unites them is the ability to offer flexibility, community, and experience, along with stable, index-linked income streams for investors.

Operators are increasingly blending these models. We are seeing hybrid projects that combine rental apartments with flexible stay units, or senior residences with services inspired by hospitality. The line between asset classes is blurring, and success now depends more on tenant experience, platform scalability, and operational excellence than on traditional typologies.

For investors, this convergence creates both diversification and scalability. Platforms that can adapt to different life stages—student, professional, senior—are better positioned to deliver recurring income and long-term capital appreciation. ESG factors, particularly energy efficiency, affordability, and social integration, are also becoming decisive in underwriting.

At CG Capital Europe, we are closely involved in this evolution. We advise our clients on identifying, structuring, and scaling investment strategies across the Living spectrum. In a housing market where needs are fragmenting but demand remains strong, we believe the future belongs to those who can think across segments—and deliver across life stages.
