• Strong Start to 2026 for the Spanish Logistics Market

    July, 2026

The Spanish logistics market has started 2026 with a strong level of activity, supported by resilient occupier demand and continued interest from both domestic and international investors. The country’s main logistics hubs continue to show positive performance, driven by structural trends such as the growth of e-commerce, the transformation of supply chains and the increasing need for more efficient logistics infrastructure.

Madrid led logistics take-up in Spain during the first quarter of 2026, with take-up exceeding 300,000 sq.m., representing a 43% year-on-year increase. Demand was mainly concentrated in peripheral locations, where greater land availability has supported the development of large-scale logistics platforms. Meanwhile, prime rents reached €6.75/sq.m./month, reflecting the strength of demand for high-quality logistics assets. The vacancy rate stood at 9.1% of total logistics stock.

Catalonia also showed a very strong performance, achieving its best start to the year in terms of take-up. The limited availability of modern logistics space in areas closest to Barcelona continues to shift part of the demand towards peripheral submarkets. In this context, prime rents reached €9.00/sq.m./month, remaining among the highest in the Spanish logistics market. Meanwhile, the vacancy rate stood at 3.07% of total logistics stock, one of the lowest across Spain.

Meanwhile, Valencia recorded logistics take-up of 152,538 sq.m. during the first quarter of 2026, reinforcing its position as one of Spain’s leading logistics markets. Although take-up was below the level recorded in the same period of the previous year, demand continued to show strength, particularly from large operators seeking sizeable logistics platforms. Prime rents remained stable at €5.65/sq.m./month, and the vacancy rate stood at 2.27%.

Investment activity continues to show positive momentum, with more than €300 million transacted during the quarter and a predominantly international investor base. Looking ahead, the sector’s fundamentals remain strong, supported by the growth in logistics demand, the development of new infrastructure and sustained investor appetite for one of the most dynamic segments of the European real estate market.
