• Spanish Real Estate Investment Increases by 31% in 2025 to €18.4 Billion

    March, 2026

The strong momentum currently experienced by the real estate sector at a national level is fully reflected in the investment figures recorded at the close of 2025. Real estate investment in Spain exceeded €18.4 billion in 2025, representing a 31% increase compared to 2024 and the highest volume since 2018, when €20.383 billion was reached. By sector, living, hotels, and retail accounted for 68% of total investment.

The solid year-end performance made it possible to surpass the 20% growth forecast announced for 2025. In addition, the year concluded with the third-best fourth quarter on record, reaching €5.291 billion, driven by large-scale transactions in the alternative segment and increased hotel sector activity in the final months of the year. At an Iberian level, investment grew by 29% in 2025 to €21.169 billion (compared to €16.450 billion in 2024), with Portugal recording growth of 17%.

Madrid and Barcelona accounted for 58% of total investment, while the remaining locations represented 42%, in line with the average of the last five years and well above the 29% recorded before the pandemic (2015–2019 average).

Regarding investor profile, institutional capital gained prominence due to corporate transactions and became the leading investor group in the Spanish market, accounting for 15% of the total. Socimis maintained the momentum of the previous year (11%), although with reduced traction in the second half of the year, while family offices and private investors reached 11% of total volume.

Spanish investors led the market with nearly 50% of total investment, followed by the United States (15%) and the United Kingdom (8%). Combined, these three nationalities accounted for approximately €13 billion invested in Spain, driven by transactions such as Vitalia and CVC’s corporate deals in alternative assets. Excluding corporate transactions, investment increased by 25% compared to 2024. In 2025, corporate transactions amounted to nearly €3.4 billion, compared to an annual average of €1.6 billion over the past five years.
