• Spain Drives the New Cycle of the European Real Estate Market

    March, 2026

After a period marked by caution and economic volatility, the European real estate sector is beginning to show clear signs of recovery. Looking ahead to 2026, the continent’s main markets are entering a new cycle supported by greater macroeconomic stability and a gradual improvement in financing conditions. This is confirmed by the European Outlook 2026 report, which notes that investors and occupiers are shifting from a defensive stance to a more active one. Interest is particularly focused on high-quality assets, well located and aligned with sustainability criteria.

In this context, Spain is consolidating its position as one of the countries with the greatest growth potential. Its strength is supported by several key segments, ranging from logistics and residential to retail and the hotel sector.

Retail is regaining prominence in Europe after several years of adjustment. Madrid stands out as one of the most dynamic retail markets on the continent, alongside cities such as Milan and Paris. Physical stores are evolving into brand experience spaces in prime locations, which is driving demand and rents. Prime retail rents are expected to grow by 1.9% annually over the next two years. Investor confidence is also strengthening in this segment. Retail already represents 16% of the total real estate investment volume in Europe, compared to 12% in 2021.

In the logistics sector, space absorption has stabilized following the post-pandemic adjustments. Although decision-making remains cautious, growth prospects are positive. Spain is among the countries where logistics rents are expected to rise the most between 2026 and 2027, sharing this leadership with markets such as the United Kingdom, France, and Sweden. Estimates place this increase at around 2.2%.

The living segment also shows strong momentum. Demographic and social trends are sustaining high demand that exceeds supply in major cities. Spain stands out particularly in this area, with a projected 5.3% increase in residential rents in 2026. This figure exceeds that of other major markets such as the United Kingdom or Germany.

The office market continues to polarize toward higher-quality spaces. Central business districts account for 75% of leasing activity in Europe. Occupiers prioritize well-connected and efficient buildings, reinforcing the attractiveness of prime assets. This trend is maintaining investor interest despite a still selective environment.

The hotel sector is another of the major drivers of the new real estate cycle. Forecasts point to a 5.6% increase in hotel stays in Europe during 2026. Spain leads capital inflows into hotels, supported by strong tourism prospects. Hotel investment in Europe is expected to exceed €27 billion in 2026.

Added to this scenario is the growth of data centers. Digitalization and artificial intelligence are driving new hubs in southern Europe, which are gaining relevance due to their connectivity and ability to attract investment.
