Seville Elevates its Sophistication with the Growth of New Developments
October, 2025
The Andalusian capital has become one of the hottest spots in the Spanish real estate sector in the new developments segment, the supply of brand-new properties has increased fivefold over the past year in the city, with projects in the center and, above all, in its surroundings, causing the stock to grow from less than 1,000 homes available in 2024 to more than 5,000 in 2025, driven by the launch of previously initiated promotions and by higher activity in new developments, these figures show a change of cycle both in the city and its metropolitan area. The city is experiencing a period of profound transformation and is moving towards a more sophisticated and innovative real estate model, which is also positioning it in the investment market.
In the urban context of southern Europe, Seville and its metropolitan area are consolidating as one of the main hubs of real estate activity, thanks to a strategic combination of economic dynamism, proactive urban planning, and residential appeal.
The scarcity of finished land in the city center is limiting the development of new residential projects in the historically most demanded area, something similar to what happens in other cities like Madrid. Even so, there are some premium developments in the center, such as Santa Clara or Cavestany.
In this context, the great boom of new developments in Seville is taking place in newly created neighborhoods and the outskirts of the city. One of the latest launches is Santa Bárbara-San Nicolás, in Seville East, which will bring more than 195,000 square meters to the market, equivalent to about 1,600 homes. It joins other development areas such as Pítamo and Cruzcampo, which are leading the growth of apartments, while single-family development is concentrated in metropolitan municipalities such as Dos Hermanas, Alcalá de Guadaíra, and Mairena del Aljarafe.
Despite the increase in supply, experts still consider it insufficient compared to the existing housing need in the city. This production is below current demand, that strong demand exists in Seville city, but also in the entire metropolitan area, with 1.5 million inhabitants within 25 minutes of the city center.
In addition, the profile of buyers is very diverse in Seville. On one hand, there are young people under 30 looking for their first home, who prioritize affordability, certain quality in materials, and good connectivity, more than location. On the other hand, buyers aged 35 to 60, with higher purchasing power, who previously lived in the outskirts, now opt to live in central and well-connected areas. This profile especially values location, quality, the possibility of customization, and exclusive amenities such as pools, gyms, common areas, terraces, garages, and storage rooms. Finally, there is also a growing segment of investors who see new developments as a safe opportunity, with high potential for medium-term appreciation.
The interest generated by this city is already reflected in prices. In 2025, apartments have reached €2,846 per square meter, representing an 8.9% year-on-year increase. For single-family homes, the average price has grown 2.3% to reach €2,306 per square meter. In Seville, housing values have experienced sustained growth, reflecting a stable and mature market. New developments have driven a more varied housing supply, allowing buyers to access different options according to their needs, in terms of type and price.
In general, experts state that the dynamism shown by developers in Seville will continue next year, but they demand that this must be accompanied by rigorous urban planning and more available land. For now, the Andalusian capital has the potential to bring up to 73,000 new homes to the market in the coming years, distributed across eleven development areas.
