Real Estate Momentum Strengthens Spain’s Corporate Landscape
December, 2025
The strong performance of Spain’s real estate sector continues to translate directly into increased business activity, reinforcing its role as one of the country’s key economic drivers. A combination of structurally high demand, a persistent supply shortage, particularly in residential assets, and sustained investor interest across multiple segments is fostering the creation of new companies and the expansion of the sector’s corporate base.
According to the latest figures from INE’s Central Business Directory (DIRCE), as of early 2025 there were 604,737 companies operating in construction and real estate activities, up from 589,841 the previous year. This 2.52% year-on-year increase means the sector now represents 18.3% of all active companies in Spain, underlining the growing relevance of real estate within the national economy.
Throughout 2024, 14,896 new companies were added to the sector. Construction accounts for 389,146 firms (11.8%), while real estate activities reached 215,591 companies (6.5%), showing stronger growth momentum. This trend highlights the attractiveness of real estate-related businesses in a market characterised by high transaction volumes and rapid asset turnover.
The corporate structure of the sector remains highly fragmented. 94.4% of companies employ two people or fewer, and 73.5% operate without salaried employees, making real estate one of the sectors with the highest concentration of micro-enterprises and self-employed activity. At the same time, the sector is relatively young: around 20% of firms are less than one year old, while only 15.8% have been operating for more than two decades, reflecting continuous renewal and entrepreneurial dynamism.
Against a broader backdrop in which the total number of companies in Spain grew by 1.7% in 2024 to 3.31 million, real estate stood out as the leading sector in net business creation, further cementing its strategic importance to the Spanish economy.
