Real Estate Investment in Spain Reaches Record Levels and Reinforces International Capital’s Interest
June, 2026
The Spanish real estate market continues to demonstrate notable resilience, consolidating its position as one of the leading investment destinations for international capital. During the first half of 2026, real estate investment exceeded €10,000 million, reaching €10,052 million and recording a 50% increase compared to the same period last year. This volume represents a new record for the Spanish market and reflects the growing confidence of both domestic and international investors in the country’s underlying fundamentals.
Institutional capital continues to play an increasingly important role in the Spanish market. Pension funds, international asset managers, and large investors continue to increase their exposure to the country, attracted by the market’s ability to generate attractive returns supported by solid underlying demand.
The residential segment has established itself as the main driver of real estate investment in 2026. Investment in rental housing, student accommodation, senior living, and flex-living assets reached €4,375 million during the first half of the year, almost quadrupling the volume recorded in the same period last year.
This trend reflects structural dynamics that continue to reinforce the appeal of the living sector. The accelerating pace of household formation, driven by migration flows and the shrinking average household size, combined with limited housing supply across major urban markets, sustains a pronounced supply-demand imbalance that underpins both investment activity and long-term growth prospects.
Beyond residential, investment activity remains highly diversified. Office investment increased by 5% during the first half of the year. The retail segment, in turn, rose by 11% compared to the same period last year. Logistics also maintained strong momentum, recording a 21% increase.
The hospitality segment continues to attract strong investor interest, supported by the resilience of Spanish tourism, even as deal volumes have been more moderate.
