• The Office Market Advances at Different Paces in Madrid and Barcelona

    Abril, 2026

The office market in Spain’s two main cities shows a positive evolution, although at different speeds. While Madrid is experiencing significant growth in both sales and rental prices, Barcelona shows a more moderate development characterized by greater stability.

In Madrid, the average purchase price of office space in the city center has reached €4,526 €/m², representing an increase of 5.1% compared to the previous quarter and a 15% year-on-year growth. These figures highlight the dynamism of the Madrid market, mainly driven by strong demand and a limited supply of high-quality office spaces.

The rental market also shows an upward trend. In the most exclusive areas of the capital, the average rent stands at €25.32 per square meter per month, reflecting a 1% increase over the last quarter and nearly 4% compared to the previous year. The strong demand from companies seeking strategic locations, together with the shortage of modern office spaces, largely explains this rise in prices.

Barcelona, on the other hand, closed the last quarter of 2025 with a more moderate performance. The average sales price for office spaces in the city center and in the technological district 22@ reached €3,261 per square meter, with a quarterly increase of 1.2% and a year-on-year growth of 8.58%.

Regarding rentals, the average rent reached €19.9 per square meter per month, following a slight 0.5% quarterly decrease and an almost negligible annual variation. These figures reflect a more balanced market, where companies tend to act with greater caution.

Overall, the office market in Spain shows two different dynamics: Madrid stands out for its strong growth driven by demand, while Barcelona maintains a more stable and moderate evolution.
