Luxury Map of Madrid
March, 2026
Madrid is experiencing a period of strong real estate appeal, with foreign buyers focusing both on the capital’s most exclusive residential market and on several surrounding municipalities. According to a report prepared by professors from Rey Juan Carlos University using notarial registry data as of the end of 2025, the highest percentages of buyers born outside Spain are concentrated in Boadilla del Monte (16.87%) and Alcobendas (16.84%). They are followed by the city of Madrid and Pozuelo de Alarcón, where foreign buyers account for around 14.4% of transactions.
In 2025, the main foreign buyers were Italians (14.78%), followed by Chinese (14.07%), French (7.76%), Americans (5.79%), and Mexicans (5.12%).
Alcobendas stands out for the strong presence of Chinese demand, which represents 20.64% of property transactions, along with buyers from the United States (11.47%) and Mexico (6.42%). In Pozuelo de Alarcón, Chinese nationals account for 20% of transactions and Americans for 12.42%. This municipality also shows a notable presence of Irish buyers, who represent 4.91%.
The report also analyzes the prices of the most exclusive properties by postal code. The most expensive area in the capital is 28001, corresponding to Recoletos, where prices reach €11,504 per square meter. It is followed by Castellana-Lista (28006), at €9,526 per square meter, and Jerónimos (28014), at €8,669. At these price levels, even a budget of one million euros would not be sufficient to purchase a luxury property in these areas.
Within the so-called prime value belt are also postal codes 29010 (Almagro), at €8,601 per square meter, and 29004 (Justicia), at €7,864. According to the report, “this area combines urban quality, strong international appeal, and heritage property, supported by a narrative of location and scarcity that sustains these prices.”
However, there are more accessible areas within the luxury market. These include Ibiza-Niño Jesús (28009), at €7,316 per square meter; Chamartín Nueva España-Castilla (28036), at €7,077; Hispanoamérica (28016), at €6,516; Plaza Castilla-Cuatro Torres (28046), at €6,358; and Prosperidad (22002), at €6,151 per square meter.
