• Logistics in Spain: Record Investment Driven by International Capital

    September, 2025

The Spanish logistics sector has consolidated one of its most dynamic periods in recent years, with total investment in the first half of 2025 exceeding €1.51 billion. The clear driver of this growth has been international capital, which continues to increase its exposure and reinforces Spain’s position as a strategic hub for leading global funds and asset managers. The country’s expanding economy, resilient consumer demand, and the growing penetration of e-commerce have firmly established logistics as a core component of institutional investment strategies.

Activity across Spain’s main logistics hubs remains robust. In Madrid, take-up totalled around 392,000 sqm in the first six months, a decline compared to 2024 but still a strong level of absorption given the shortage of prime assets. Prime rents stood at €6.85/sqm/month, highlighting continued upward pressure due to the lack of new modern developments in key corridors. Barcelona remains supply-constrained with limited pipeline, while Valencia stood out for its strong absorption, supported by large-scale transactions and its consolidation as a logistics hub of reference in the Mediterranean corridor.

Future supply will be decisive: c. 820,000 sqm in Madrid and c. 300,000 sqm in Barcelona are scheduled for delivery in 2025–2026. However, much of this space is already pre-let or under commitment, reinforcing the idea that demand, particularly international capital, will quickly absorb most of the upcoming stock. This structural scarcity underpins rental stability and strengthens Spain’s competitive position compared to other European logistics markets.

International investors are not only targeting core, income-generating assets but are also increasingly engaging in build-to-suit projects, partnerships with local developers, and platform aggregation strategies. These approaches provide exposure to value creation at earlier stages of the development cycle and align with the diversification objectives of global portfolios. Spain’s strategic location as a logistics gateway to Southern Europe makes it particularly attractive for this type of long-term, forward-looking investment.

For investors, the Spanish logistics market offers a compelling proposition: assets with high occupancy rates, rental growth potential, and limited availability of prime stock. The mix of resilience, liquidity, and long-term upside makes Spain one of the most attractive destinations for international capital.
